We have been in touch with other for several months following their sign contact with me on my website. We have exchanged countless e-mails and had numerous telecommunicate conversations about their wants needs likes and dislikes. Since Monday. I undergo been out in the field previewing those homes starting with the vacant ones first because they don't require an appointment to get in. Most agents won't bother to catch homes before showing but I think it's the only way to do business. Can you imagine how confused my buyers would be if I marched them through 41 homes? Especially when only a few were in good showing instruct and properly-priced? I believe that it's my job to prepare for my buyers and weed out the crappy overpriced listings without taking their valuable time! I am now about halfway through the 41 homes and will knock out the be by the end of the week. I'm down to the owner-occupied homes now and ordain undergo to set appointments to see them. So this morning I had a chance to act a "Free Community Tour." I experience the real estate merchandise and construction industry would like to see inventory start to move but it may be time to step up. Many of the reasons homes aren't selling is because of poor marketing and business skills. I experience that "free" is supposed to be marketing but I evaluate "exclusive" would be more enticing. I open one accommodate with the door open and took my "remove" journey. Nice domiciliate but just basic. It may be new but there was nothing really unique about it. Worse for the builder there are 4 homes in a row for sale that are also new and two underconstruction accross the street. Great bargaining power for the consumer! As I walked through the community and perplexed that not one home had information available it reminded me of something that happened last month. One of the visitors on the site requested more information regarding a new subdivision so I call the company marketing the community. First this pathetic person answered phone and after arguing with me finally patched me through to an agent. This guy was one of "those" realors looking for a sale but not willing to work for it. I introduced myself and requested more information. This guy is the cerebrate that relators develop a bad reputation. He of course did not follow through. Don't worry. I replied to the visitor and let them experience that the brokerage was adjust help. If I was the developer or builder doing a evaluate label to see how my rep handles my clients they would undergo the account yanked. In this merchandise.
