Top 7 New Home Buying Mistakes by Joshua FerrisBuying a new home is great! You get to choose where your home will be built add a sunroom here third store bay there and before you experience it you are moving into your dream home. With all the options to choose from it is very easy to overlook crucial elements to your new home buying experience that could cost you greatly in both time and money. Choosing upgrades with the lowest ROI or too many upgrades period. - This is truly the most common mistake made by new home buyers who don't consider the resale determine of their home in the future. When buying a new home be sure to fasten with the essential upgrades like two sinks in the master bathroom high quality cabinetry and above all else top quality padding under the carpeted areas. Not examining your lot choice thoroughly enough. - A recent United feature Syndicate by Lew Sichelman highlights some very important aspects to choosing a lot for your new home to be built on. Among them are: terrain noting that people psychologically feel more obtain looking down at the street rather than up location and lot cause which can affect your surroundings including the possibility of facing the rear of a dwell's home. Finding communities first vitals second. - When you are buying a home you undergo to shop differently than you would if you were buying a car or shopping for clothes. To save yourself much heartache and frustration be sure to beat out your lifestyle requirements before even searching for a community to build a home in. For example if you commute to New York City and undergo school age children you would want to find a school district that you approve of in an area with multiple crowd transit options (train bus highway) and then locate new home communities within close proximity to both. Overlooking the "inspection" clause in builder contracts. - A dirty little secret in the new home industry is the fact that some builders national builders included send out contracts with a clause stating that they don't accept home inspections by an independent third party home inspector until after you change state on and own the home. They offer to do a walkthrough of the home with you before you change state but chances are unless you are a licensed home inspector with many years of experience you won't notice any red flags beyond the superficial. Not using a buyer agent. - When looking for a new home be sure to find a buyer agent who specializes in new homes. There are numerous important steps when buying a new home that a new home buyer agent ordain be prepared to work with such as price negotiation lot choice researching future development around the community and the pros and cons of building materials your builder ordain use in the construction of your new home. At present the buyer agent's services are paid for out of the builder's marketing budget. Using the builder endorsed financing company out of convenience. - Many large builders have their own in-house financing affiliate and they often furnish incentives on their products by tying in the use of the incentives to financing through their in-house lender. In some instances you will sight that the builder's in-house lender financing and incentives will cost you more money in the long run than if you had financed your acquire through an outside lender. Rule of thumb: Always analyse your financing options with the builder's in-house lender a mortgage negociate and a loan officer for a enjoin lender before committing. Believing everything you construe in advertisements. - If it looks too good to be true it probably is. Always verify everything you read in real estate advertisements including newspaper ads and the community's standard features list. Aside from the obvious typographical errors that become I have also seen blatant false advertising. For example. I have seen new home community literature advertising the community's short "less than an hour" drive to New York City despite the fact that it would take at least 90 minutes on a good day from that community. Buying a new home is a wonderful dazzling experience that will cater to your every be. By using reasonable compassionate and professional guidance you will enjoy many great years in your new home and reap substantial rewards from your diligent buying efforts when selling your home in the future.

"Stripping Foreclosure Homes" posted by ~Ray
Posted on 2007-12-20 22:25:56

Personal property is that which is not real estate. However fixtures are real estate because they are not personal property; they are affixed to the land to the house which means fixtures stay with the house. But that doesn't stop some desperate home owners from smashing walls to rip out Romex wiring or copper pipes and selling them for cast aside in back alleys. Some misguided home owners angry at the bank for foreclosing think it's somehow permissible to turn the home into a total nightmare. They don't stop to think about the consequences for the next set of who undergo pinched saved and worked hard to qualify to buy a home priced at the bottom of the market in "as is" condition from a lender who couldn't sell it on the county courthouse steps because the home was trashed by its previous occupants. I look at many homes after and cringe at what I might find inside when I put the key into the lock providing of course there is a lock or change surface a door. The last REO home I toured had the front door boarded up because the door was missing. The following items are assets fixtures that should not be removed from a home that is in foreclosure: If a home owner leaves behind personal belongings the lender will seize those items. If the lender stores them the home owner could be charged for storage. It's not all right to disperse paint the walls or windows with graphic images or tagging. I've seen homes where every window looked desire it had been whopped by a baseball bat. Some previous occupants deposited feces on answer tops or in the middle of the living room floor. One can only imagine where other odors originated from. Sometimes home owners turn on all the water faucets and plug up the drains before departing. People who vandalize a home they are losing through foreclosure are not harming the bank by their illegal actions. They are harming innocent home buyers who just like they once were are hoping to achieve the American conceive of of home ownership. In short owners who trash their homes are hurting themselves. According to a representative from Downey Savings and Loan it's the companies that are most likely to act and act sellers who vandalize or take their homes while in foreclosure. When the tip receives title to the home through foreclosure proceedings many banks refer an insurance claim to the existing insurance company to cover alter and missing real property items. Insurance companies then actively go after the sellers because the company.

As low cater consumption as possible no spinning HDD but rather a flash separate or USB fasten and more or less noisefree as well. I now have a server at home and I find it overkill for what I need it for. I run the following things:Exim for mailhttpd for webproftpd for ftpand thats about it. The whole storage lay I need is around 1GB or change surface less. I would like to have a box hopefully small and cheap it doesn't have to be fast or with a lot of RAM etc. I am thinking about buying a NAS for storage so I would like to destroy my home server completely. Any suggestions are welcome,ThanksBen I am looking for the same devices for months... Check I ordered 2 of these machines. They go with a HDD yes but power consumption is still < 5W. That is less than the quiescent in a power supply adapter. Maybe you are change surface able to go around drink the disk. It gives 80 GB of flexability. The downside is the long bring about time... 8 weeks. I am expecting the units this week. If you are interested I'll affix my experiences. In the mean time I am change state for other suggestions jlinkelsEdit: you can also analyse. But those prices are higher and you be an university degree to evaluate out which enclosure holds which hardware and then you'll discover that you don't desire that enclosure which is compatible with the mainboard you chose. HiThanks a lot I have not found Koolu yet while searching so this surely broadened my options up. I ordain do some googling on that as I need some more info than what they have on the web. I be to use it for a server so I be to lay Debian on it. The one that is the most reasonable at this point is:However I like this one even more just its more expensive:The later one I like as it doesnt need a hard drive but it can use a Compact Flash card which is again a solid state thing so there would be absolutely no moving parts in it. The other thing why I prefer the mini-itx over Koolu is that I can order it from within the EU and dont have to pay merchandise tax. This is another one I really desire and included in my options:And this I undergo seen in operation it works desire a appeal. Basically what I be the item for is only some services and no multimedia what so ever. So for me the interface is not an issue sound card etc are also not needed. "Realtor Closing Gifts" posted by ~Ray
Posted on 2007-11-06 02:52:43

and other rarely get gifts at closing. It's not that their efforts aren't appreciated by their clients it's that most home sellers and buyers are too busy moving after closing to think about delivering Realtor closing gifts. The odds are likely that Realtors acquire a thank you gift for one out of every 10 transactions. However if you're wondering what write of gift to send your Realtor that ordain adequately reflect your gratitude here are my top 10 closing enable suggestions. The first enable -- and I can speak for all Realtors -- is absolutely the most welcomed and appreciated present from a client plus it doesn't cost one red cent. The reason real estate agents don't turn into one-hit-wonders and go off to die somewhere is because they receive referrals from satisfied clients. Referrals are the backbone of an agent's business. Without referrals agents are scratching in the dirt for clients. Don't turn your agent into a pullet. Speak up. If you found value pass it on. Referrals are the gold standard of gifts. Problems selecting a perfect Realtor closing enable? Try enable certificates! These are available in almost any denomination and can be issued from online stores or from sell outfits such as music stores department stores book stores gas stations or local restaurants. Restaurants are an excellent choice because not every agent is lucky enough to have a spouse to cook dinner for them. Quality spices herbs and specialty condiments such as hot sauces from the Caribbean or barbecue sauces are delightful Realtor closing gifts to receive because they are useful and unique. After your agent samples fresh quality gourmet spices stale grocery-store brands will never hold a candle to your enable. If your Realtor appreciates fine wine a bottle of booze is a thoughtful perfect gift. Some great selections consider Portugal ports. Chateauneuf-du-Pape from the French Southern Rhone. California Cabernet. Italian Pinot Grigio or Australian Shiraz. If not wine consider teas or coffee enable sets. You can engrave or monogram a huge variety of items suitable for Realtor closing gifts from candle sets to pens to desktop clocks or coffee mugs. A few catchy phrases are: "To My Favorite Realtor," "Thank You For Selling My domiciliate" or "Without [attach name]. I'd be Homeless." If you know your Realtor harbors a passion for a particular hobby or interest a figurine forge print or novelty item reflecting that hobby or interest would show personal consideration. For example in case any of my clients are reading this. I collect miniature cats (figurines not live) and would be thrilled to receive such a token of appreciation.

"The Logic of Emotion!" posted by ~Ray
Posted on 2007-10-25 18:37:14

Homebuyers are an interesting chew over. Watching populate alter their home buying decisions has brought me to the conclusion that every decision that every one of us makes is based in emotion. You heard me it’s all about the emotion. Before you deny what I am describing to you let me begin with me. Painful as the revelation is for me even I as a Naval Academy graduate retired Navy pilot and home inspector extraordinaire make decisions based on emotion. It took some bridging for me to get there but I am there. Have you ever had a feeling in your gut about a decision? A hunch? That’s emotion. We make decisions that reflect how we conclude about the event or expect to conclude when the outcome is completed. People especially those that are highly educated and technically trained rarely cognise and usually never concede that their decisions are based in emotion. Before discussing the particulars of the emotional responses. I ordain adjudge that logic does play a role. What ends up happening is after the near immediate emotional response and decision the backfilling of logic begins. Logic is used to alter the emotion seem reasonable. Emotional responses as I see them go into two broad categories. The first is the wish for pleasure and the second is the avoidance of hurt. When we are contemplating a decision we weigh the fit of the desire for and probability of a pleasurable outcome with the worry of and distain for hurt. What real estate agents are faced with is responding to issues presented as logic that are truly emotions. It takes a tremendous talent to comprehend to the logic but hear the emotion. What are people really saying? That is the challenge. Find and understand the emotional air and you can act any deal together. This thought applies no matter if your role is buyer seller agent or inspector. Ultimately you must desire to understand why populate conclude as they feel in request to fully comprehend what they really convey in what they are saying. Not long ago. I inspected a home for an electrical design a very bright and successful individual. The home had a beautiful swimming share in the backyard. Our intrepid design had out his digital attach measure and was measuring the distance between each electrical receptacle along the rear exterior of the home. He would measure then cerebrate decide more and then cerebrate more. Finally he approached the real estate agent and me announcing that there was an unsafe condition relating to the unequal distance between the electrical outlets. He then spouted large quantities of electrical design babble and finished with. “I’d be shocked if this were not a label violation”. I wanted to act with “No sir the label is intended to prevent you from being shocked” but decided that “hmmmm” was a exceed response. After much debate and some real listening the man’s issue had nothing to do with electrical engineering or the National Electric label. In his mind he had the ameliorate displace for his sit chair but there was not a receptacle adjacent to that location for him to close his radio into! He was laying logic however flawed on us in order to justify his demand that a new receptacle be added. comprehend to the logic hear the emotion! "Buying A Home Is Not A Social Decision" posted by ~Ray
Posted on 2007-10-11 08:07:03

We didn't spend more than a few seconds on the topic. We didn't talk at all about and it's search capabilities it wasn't the real intend of our label. But his statement has been in my head for the measure two weeks. I initially thought to myself. "Doug is just not allowing himself to understand how this new generation thinks." Why wouldn't I ask my friends their opinion on a home before I bought it? Why wouldn't I use my social communicate to get their opinion on a few homes I was looking at buying? I used the Internet heavily in my most recent home purchase. The home we ended up buying was a new home so there were photos of the models and floor plans available online. I But I didn't get anyone outside of my wife and kids involved in the pre-buying affect. I don't remember sending a single telecommunicate to my closest friends asking for their opinion of the photos. I asked about the community we were thinking of moving to yes but not about the home. In fact. I didn't change surface take my mom to see the models until after we had already put drink a deposit and were ready to begin picking flooring. My closest circle of friends played no role at all in the decision affect. I didn't email them links and photos. And I even ignored their advice about leaving "the valley" to live in the burbs. Thankfully. This is how I acted with my closest friends. The people on my "friends" enumerate at Facebook are predominantly casual acquaintances.. most of whom I've never met in person. Isn't that adjust for you? Doug is right. The only opinion that has any importance is that of the folks paying for the accommodate and folks who are living in the house meaning dependants. If folks living in the house are not dependants they need to be paying contract and comfort have no enter on home buying decisions. I've had parents blackball deals because they thought their children should be buying homes that were less expensive had more land blah blah. When I was accommodate shopping. I did displace out links to the houses I was considering. I took pictures myself and shared them around. Part of that was because I undergo friends in other countries and my search was interesting for them. (My friend in Japan couldn't accept there were already light fixtures in new houses and my friend in Germany thought it was weird that you have to sell your accommodate -- they change them to the tip and don't worry about it anymore.) They weren't a part of my decision making affect but I let them go along for the ride. I did not and would not ask friends and family their opinion on a home however I did ask for a colleagues opinion on the value of the last home I bought. As Lenn mentioned and I have personally had to work through these problems more often then not friends and family alter the whole affect more confusing for the buyer. I had a client recently whose family kept coming with on showings. They kept finding "problems" with the home. 4 weeks in the parents were out of town my buyers open a accommodate. It depends on the individual the circumstances and the property. I don't think there's an absolute "one coat fits all" answer to this one. For example people who are buying a "second home" or recreational property do a heck of a lot of research and they monitor a lot of listing sites (and listings)before they ever contact an agent. And I undergo had a couple of prospective second home buyers communicate me off a social networking site. When the decision is driven by social considerations the buyer may look for advice from friends. I've witnessed a few clients who turned to their friends for advice before buying. This may also change state a generational difference in the future. The next generation of young buyers may adopt the learn of using a social networking site to gather opinions before buying. Jeff this post is very true. Too many times I undergo lost deals because they are out talking to this friend or that friend or another friend. They have friends licensed in other states that are giving those friends advice to run back to said client. In essence they are playing "telephone." I tell each client that they should be comfortable with the payment the surprise intend and area for the fact that a desire term direct is necessary. I counsel on economic conditions including rental statistics. Unfortunately it seems some friend of a friend real estate agent in Idaho or Montana wins. Unfortunately some of these past clients are stuck without a product (up a creek. I think I wrote this same post six months ago or so. The Trulia's and the Zillows of the world are positioning themselves as social networks around the discussion of homes. I am just not seeing it. One of the study blogs took a shot at my communicate because they did not see consumers asking questions or discussing real estate in the comments. There is a cerebrate for that. Consumers send me notes because they do not want to publicly address what they are doing. Jeff - In showing homes and discussing details I have never had one client bring their friends along. I have had them express me that their co-workers/friends are excited for them and can't act for the housewarming party but that's about as far as that goes. As for familial influence... this usually only plays a large role when it's a first-time buyer that is leaving the dwell and the family is the support system to affirm the decision. I don't believe that Facebook plays into this affect at all - other than to serve as a vehicle for sharing the excitement. I don't evaluate that friends play a role in the adjust decision as to what type of house where how much etc other than to share the excitement. In my experience-as someone who's just inside Gen X and is expected to hang out in the online world-Doug's alter. I've found that folks who are heavily tied to Web 2.0 ordain talk about the fact that they're ABOUT to acquire and then resurface when something has been located. One of my beat friends who happens to be in real estate goes with me when I be at something new on the market but she's never once tried to influence me (could be because I'm hard-headed but whatever). Can't imagine solicting input before my husband and I have made a private family decision. Our kids will not undergo one ounce of decision enter in a home purchase until they buy their own homes. In my experience. Doug is 100% right. Selecting a home is a very personal and private decision. We have never had a client seek other opinions among their social networking acquaintances. They sometimes desire opinions from family members or their closest offline friends maybe. But that's it. Heck. I wouldn't seek opinions on my own decisions that way. And if a casual online acquaintance asked me for my advice on some important decision they were about to alter.. really what could I say? They are the only ones who truly know what is alter for them. At beat. I could suggest some questions for them to ponder.... Jeff if this is the case then my clients have many many personal friends. I take pictures for my buyers during the inspection if they aren't there or alter after to surprise them with a real estate show. These get forwarded on and on and on. I do not consider the price of the house or any information they might not want to share. Perhaps that's why exploit are successful. The buyer loves them and I get more positive comments on this than just about anything I do. .
