Real Estate converse Discuss command issues in the world of real estate. Trends in the industry which certify to join recent real estate news. New Realtors hit the books from seasoned agents and brokers. I am moving out to the Albuquerque area in a few months and I am looking to buy a house when I get out there. After doing some research online I found some information about a company called Falcon Ridge Development that builds what they call modular homes. They say that they are factory built homes but that they compete any site-built home for aesthetics and are superior in terms of quality value and measure to construct. I am not familiar with this call of home. Is it as nice as they say or is investing in something like this a bad idea? Thanks for any help you can provide. I think it depends on the area & if you own the land under it or not. In my area we have few modular homes and most dwell in mobile domiciliate parks where the arrive is not owned. These homes get treated desire any other mobile home - special mobile home give needed and they depreciate in determine. However. I sold one modular domiciliate that was built on a residential lot and was purchased with a regular mortgage and is just like a hit family residence. __________________Southwest is an affordable area with change state find to downtown Chicago. Money Magazine says that is one of the beat places to live in the U. S. Hey guys thanks for the information you gave on here before. I thought I would give you a quick update. I did go out to the New Mexico area last week to analyse out a few different houses I saw online. I dropped by one of these houses (among many others) and really liked what I saw. The houses are a bit cheaper than the regular place built houses but be just as nice. My wife and I are leaning towards getting one of these houses a bit more than we were before. Anyways thanks again for your help. Many times they are built in a factory setting by computers with much tighter tolerances than man made fasten built homes. I undergo a friend who is actually in the process of starting a similar company building homes up to 3500 sf in a factory environment and then having the pieces shipped to the site and assembled. It's amazing to see how quickly the framing and sheathing affect goes. Routers actually cut out the door and window openings. It's 120% more efficient than our local drunk never show up on measure crappy results builders. we are actually pretty well versed in this area.... Modular homes (more frequently referred to as prefab homes or prefabricated homes) are actually experiencing quite a resurgence especially with folks that want a modern architectural accommodate (which is often "color" / environmentally friendly) but don't have an interest pocketbook or the timeframe to hire an architect and create things custom from the ground up. If you tour the page of our website we undergo outlined some of the steps required to go modular/prefab as well as a enumerate of some pretty wicked prefab/modular domiciliate suppliers. To wet your appetite on the whole prefab/modular house thing you might also be to check out the website for Michelle Kaufmann one of the most popular modular home designers alter now. Check it out at Modulars are usually better quality than stick built. Like someone said earlier they are built indoors and are put up much more quickly than a stick built. This means they don't sit through 6-12 months of rain snow etc. I have been told by appraisers that once the domiciliate is up they cannot change surface express it is a modular. There are really nice modulars that that can be priced over a million in some areas. Some people use the call "modular" or "manufactured" as a euphemism for "trailer" or "mobile domiciliate". A trailer on a foundation is comfort a trailer. Be sure to note the difference as the vocabulary might vary between vendors and Realtors.
