Over the last 4 months I have been looking daily at the re-sales in BG with regards to maybe buying once my accommodate has been sold I have not noticed many being taken off the estate agents web pages it may be that they leave them on even when the house had been to sold to show that they undergo a large portfolio of re-sales or is it because the merchandise has slowed?Another thing I undergo noticed is that the house prices are now coming drink on the UK estate agents web pages that I undergo been monitoring and also in other EU countries but not as yet in BG? do members expect the house sales down move as has happened in most of the EU countries ?
Hi property sales are down in all of the euro zone and this also goes for BG (BUT)in BG you can still get a fantastic negociate do you want the coast or inland. Bulgaria is a holiday destination property prices should not be affected to much unless there is overbuild. Village property is very cheap but ordain be modernisation a resale will cost more but still a negociate depends what you want and how much money you have to spend. From the news reports spain has been hit the worst and as far as i am aware bulgaria seems to be ok at the moment.
Hello,I try to check the local btv news and as far as I can understand is that property sales in the resort areas are at a standstill possibly prices are coming down with supply and demand and promotions being offered. The only bouyant area is young Bulgarian families moving out of the cities to surrounding villages with the lower cost of living. Village accommodate prices are not going up in value with many bargains comfort to be had. One good thing about Bulgaria is what they have never had they will never miss. Dont worry nothing will happen very fast here unlike the uk. Few Im glad Im here!!! Houses in Bg be very little a downturn of say 50% of not a lot is very little so dont loose your hair!!! The European banks in Bulgaria over the measure few weeks have clamped drink on loans and morgages and stopped foriegn mortgages! All the best with your house sale. Hi Yorkie. I will address your question about properties for sale. I am a property locator come Veliko Tarnovo. I back up populate who want to come here to live. I find properties for them to veiw and help with everything they need. I worked for a large real estate company in the UK as a branch manager then here as the international sales manager for another large affiliate. The one thing that really annoys me is that no company here knows exactly what properties they have for sale. Vendors go around several agencies to displace their property on the merchandise. The agency lists them and IF they get a client ask about a particular one then they label the vendor to ask if it is still avalible. I know the change by reversal way is to be in regular contact with your vendor at least twice a month to advise them of the status of their property. I know of several properties that I have sold that are still being advertised for sale. So no-one can really tell you how many are selling or how many are actually for sale. Vendors are also to blame sometimes they forget which agencies they are listed at so when they do get a sale they do not express them. But this goes back to the agency!It does make my life harder. As for prices well there is some evidence of prices coming drink but the Bulgarian's seem to think there is comfort an influx of Brit's coming over and they ordain pay over the odd's. I have to inform to them almost daily that the river is drying up!I still would rather be here than in the UK right now daily life is much cheaper and much less stressful. I sight the days go so fast with so much to do my wife find's the same but it a better quality of life here. We undergo more time for each other. Already contacted a couple of estate agents (?) and private sellers to ask if certain properties were still on the market private sellers returned my mails estate agent agents didn't. What must be remembered is that most UK buyers alter the Euro in ££££'s then decide what is a good buy but the exchange rate can then be the deciding factor say a house costing 50,000 Euros measure year was around £35,000. Now the same house still at 50,000 Euros costs £42,573 a change magnitude of 22% some rise.
We bought our house four years ago when prices were relatively cheap and the exchange rate was high. I feel sorry for anyone who is buying property now. Hi Yorkie. I fully understand where your coming from. However the world crises has not hit Bulgaria as bad as in other countries. Also take into be that if your looking at a renovation project then the property may undergo been sat empty for years so Bulgarians are not in a go to sell it and ordain act for the value they want. However I have recently sold several properties where I undergo negotiated a good discount for clients. They are happy. One issue I have here with ALL the agents is that they still advertise properties that have been sold. They do not act in touch with their vendors to check. They only call them if they have someone who want's to see a house. So a lot of time is spent by people looking on the web then selecting a property only to sight it has been sold some measure ago!Please do not compare Bulgaria to Spain these countries are completly different in many ways. Spain has a much higher cost of living for one thing. We were going to live in France a few years ago until it also became too expensive to be there.
