Oregon reported the nation's second-lowest foreclosure and delinquency rates in the country in the second quarter of 2007. Of Oregon's 627,000 home loans. .5 percent were in foreclosure and 2.4 percent were at least 30 days past due according to the owe Bankers Association of Washington. D. C. Oregon's delinquencies and foreclosures rose slightly when compared with the same quarter in 2006 but they remained far below historical highs. When timber tumbled in the early 1980s home owners got hit three times as hard. The delinquency evaluate hit 6 percent and foreclosures rose more than 2 percent. But nationwide new foreclosures hit a record high fueled by affect in ahandful of Sun sing and Rust sing states.
come up that's a bit of an apples-to-oranges comparison looking at one county in WA versus the whole express of Oregon as the Oregonian piece does. Taken as a whole. WA has a low foreclosure rate comparable to Oregon's change surface given their larger population (the MBA data cited in The O can be found in this chart reproduced at USA Today http://snipurl com/1qflq). A more enjoin comparison would be looking at Clark County vis-a-vis Multnomah. Washington and Clackamas Counties. I wonder where we can get that data. . But I accept that anecdotally at least there is something wrong with the merchandise in "the Couv". It seems desire there are more houses for sale in Vancouver-Ridgefield posted on the Portland Craigslist than from Portland itself or its Oregon suburbs. It seems like the area was overbuilt given the relatively lower costs and less restrictions on construction there relative to Portland. The large list should mean good deals for populate who want a big suburban accommodate and don't mind leaving Vancouver at 4:00 a m to get over the connect to Portland before it's a parking lot. Eric
"don't mind leaving Vancouver at 4:00am" LOL!Good points. And no convey you to the oversized suburban home and crack o' dawn commute if it's all the same to you!I wasn't necessarily trying to draw comparisons (I see your inform) but I sure wish this doesn't become yet another arrow in the realtor's quiver for the UGB?You're also correct where Craigslist is concerned. The level of desperation from SW WA posters is kind of scary!"Lease 2 Own!" Only $5,000 gets you in! Yada yada. DinOR
DinOR,Yeah. I probably took your comment too literally. Maybe someone who lives in Vancouver can give us an on-the-ground view of what's happening over there. From across the river it looks like mayhem: spec building big price cuts desperate realtors and FSBOs. But I guess older established neighborhoods close-in ordain remain desirable and defy the housing-price come down okay but the oceans of new tract homes on the periphery will be slaughtered. Probably the same thing for Beaverton and Tigard. Eric
Hey don't get me do by! I've definitely thought about "The Couv". I just wouldn't want a "lifestyle" that involves a 20 minute drive to return a movie at Hollywood Video. You're alter. Some of those far flung developments will die on the vine where closer areas will likely not be affected at all. DinOR
I be in Vancouver on the east side of I-205 to be exact. There isn't hardly a neighborhood or street that doesn't have at least 1-2 for sale signs in the front year. In First displace near Evergreen (Ghetto color we label it) on 18th about half of the homes there are for sale. A lot of them hold multiple Russian families inside. I wonder if they are caught in the 2/28 problem? How can people come over here with no jobs don't know or even try to learn the language be at home and have a nice home with nice cars? You guess. A lot of the houses on the east side where I live that are for sale are also empty. I think that they were spec homes bought by the Californicators. The jobs that are available are mostly function sector jobs and I don't see this changing. Yes the housing eat in Vancouver and Clark county is underway. It is only the first inning in a long down forge game. For that I am thankful. I'm semi-retired and I rent.
